Candidate for DIA At-Large Board Seat

Dear Friends and Neighbors,
I'm Gianni Arcaini, and I am a candidate for the at-large seat on the Deerwood Improvement Association (DIA) board.​

My family and I have called Deerwood home since 1983, and like you, I care deeply about the well-being, value, and future of our community. 

With over 40 years of experience as Chairman and CEO of various corporations, I bring proven leadership, negotiation, and strategic management skills that can bring tangible benefits to Deerwood. Throughout my career, I have guided organizations through complex challenges by prioritizing key objectives, fostering collaboration, and delivering measurable results.

However, leadership is about more than just experience. I believe the Keys to Success for any organization, including our community, are:

  • Transparency & Open Communication - Homeowners deserve clear, honest, and timely information.

  • Common Sense Solutions - Every challenge should be approached with logic, practicality, and fairness.

  • Teamwork and Collaboration - Success is best achieved by leveraging the skills and talents of everyone involved. A unified team is a stronger team.

Deerwood's Biggest Challenge: Homeowner Engagement

One of the most significant issues affecting our community is a lack of homeowner engagement in key decisions. Simply surveying or voting on major matters could have prevented much of the recent division and acrimony—something Deerwood had never experienced in the past.

If elected, my first priority will be to move beyond past conflicts and refocus on building a stronger, more unified community. We need to put all the recent community division into the “rear view mirror.”

Strengthening the DIA-DCC Relationship

A key aspect of this will be addressing outstanding issues between DIA and DCC:

  • Resolving ongoing conflicts between the two entities.

  • Eliminating the “them vs. us” mentality to foster cooperation and neighborly goodwill.

  • Finding a fair and reasonable resolution regarding the many open issues through good-faith negotiations.

Our community must move forward together. We need experienced, thoughtful leadership to bridge divides and create lasting solutions.

Improving Vendor Selection & Accountability

Our current vendor selection process needs improvement to ensure financial responsibility and quality outcomes. The recent $80,000 rework of our basketball court is a clear example of preventable waste.

A structured and transparent process should include:

  • Clear scope of work documents for all major projects and services.

  • Formal Requests for Proposals (RFPs) for competitive bidding.

  • Thorough vetting of potential vendors.

  • Negotiated contracts to secure the best value and service commitments.

  • Stronger oversight and accountability to ensure vendors deliver on their promises and contractual obligations.

As your at-large board representative, I will advocate for better financial oversight and a more efficient use of community resources.

Recent DIA Successes: A Team Approach

Collaboration has already brought significant wins for our community, thanks to teamwork within the DIA board and its committees:

  • Comcast Renegotiation: Alongside Casey Williams, I renegotiated the Right of Entry agreement, opening the door for IQ Fiber and securing an approximate $80,000 fee from Comcast to DIA.

  • IQ Fiber Expansion: Negotiated a superior fiber internet-access option for Deerwood, with installation completed in record time.

  • Ramco Contract Savings: Worked with the Access Control Committee to turn a proposed 9% increase into a 6% reduction in annual costs.

  • Guardhouse & Grounds Improvements: Collaborated with the Architectural Review and Access Control Committees to negotiate and execute contracts for guardhouse renovations and surrounding grounds enhancements.

  • Annual Cost Savings for Homeowners: Our team efforts have generated significant financial savings, equating to a $230+ annual reduction per household in HOA fees.

The Deerwood Improvement Association represents 972 residences across 8 districts. Each district elects its own representative, while three at-large board members are chosen to advocate for the entire community.

 

This year, homeowners in Districts 2, 6, and 7 will elect their district representatives. However, all homeowners can vote for the at-large board seat.

 

I am running for the at-large seat, and I ask for your support.
